INCLUDES FOLD-OUT MAP OF TRAIN, TRAM & BUS ROUTE AROUND GARDEN which is from survey of 1934.... newer than book and purchased at the gardens (very good condition). Covers show edge wear with rubbing/soiling and bumped corners. Some cloth bubbling. Spine edge wear. Front hinge cracked with some tape and binding loosening slightly but still intact. Previous owner's name on end paper. Heavily used but pages still quite legible/readable.
